The Monday standup
The standup answers four questions, in this order, for one property and one season:
- Where we stand. Prelease against the same week last year.
- At risk. Floor plans projected to miss target, with the gap.
- To 100%. Beds left.
- Do this. One action, with the reason.
Lead with the number, then the risk, then the action. Three ways to get there.
From the morning brief
Section titled “From the morning brief”If your admin has scheduled a brief for your property, it arrives by email before the standup. It carries pace against last year per property, competitor rate and specials moves since the last run with one suggested response, tracker anomalies, and market news. Every figure has its as-of date in the footer. Read it aloud; the four lines are in it.
The brief is scheduled by a Rentametrix admin, not from the app. Ask for one if you do not get it.
From the Velocity lens
Section titled “From the Velocity lens”Open your property in Velocity for the season being leased.
- Season to date. The Prelease card shows the percent with an executed, pending and to-go bar. “Committed” is executed plus pending; executed is the signed subset. The Pace to goal card shows beds to go and whether you are on path, drifting or off path against the plan band.
- Floor plans. The floor plan tape lists executed, pending, committed, renewal and new per plan with “same weeks” last year. Click a plan to focus the whole page on it. A plan behind its same-weeks figure is your “at risk” line.
- Velocity chart. Set Basis to Prior year to see this season against last at the same season week, or Rate plan to see it against the plan. Drag across a week to open the week drill, then Ask about this week to have the drawer explain it.
- Rate tiers. The ladder shows beds committed, average signed rate against the ladder, and beds signed below their step. If the four-bed plan is ahead on beds and behind on rate, this is where you see it.
- Do this. Ask the drawer: “What is the one thing to do this week on the four-bed plan?” The answer reads the same figures.
Executed and pending always show apart. A stack of renewal offers never reads as signed.

Swap in your property. The tool resolves the property, picks the season being leased, and reads the same snapshot, pacing series, floor plan performance and rate ladder the lens reads.
