The owner monthly report

The owner monthly package is a PDF for one property and one calendar month. It reads the same lease book the lenses read, so the prelease figure in the report matches the one on screen.

What it contains

1. Executive summary. NOI against budget in one line, leasing trajectory in one line, the one thing ownership should know.
2. Financials. Profit and loss, and the largest budget variances, each with a reason.
3. Expense flags. Line items that are out of pattern.
4. Leasing and market. Pacing against last year, position in the comp set, projected final occupancy.

Financials need a general ledger feed from the PMS. A property without one gets the leasing and market version, and the report says so in one line. It never shows an empty or invented financial section.

From the app

A Rentametrix admin triggers the package from the Money lens: open Data basis and signals at the bottom of the page and press Owner monthly package. The PDF opens in a new window; if the browser blocks it, an Open download link appears. The download link lasts 30 minutes.

The month defaults to the month of the data on screen. A completed month reports as of its last day; the current month reports as of the reporting cutoff; a future month is refused.

The app trigger reports property context and the leasing snapshot. Budget-versus-actuals is not in this one-off trigger today; use the AI-tool path for the financial section.

Every package lands in the Report library (account menu, Reports) with its kind, scope, as-of date and status. Download it again from there.

With your AI tool connected on a key that has the Export capability, ask:

Build the owner monthly report for Maverick Hills for last month: NOI against budget, top variances with reasons, expense flags, pacing against last year, comp-set position, projected final.

The tool reads the GL summary and budget-versus-actuals, runs the outlier check on line items, reads pacing, floor plan performance, market pacing and peers, splits renewals from new leases, then composes the PDF and gives you a download link that lasts 30 minutes.

Without Export on the key, the reads still work and the PDF is withheld. Ask your admin to add Export.

Sending it

The app does not email reports. Download and attach, or paste the link while it is live. A Rentametrix admin can email the link to named recipients on request.

Before the meeting

• Check the as-of date on the cover and in the provenance footer.
• Competitor prelease figures, where shown, are labelled estimates. Your own property’s figure is reported from your book.
• The report’s prelease uses committed beds (executed plus pending) over total physical beds unless the footer says otherwise. See metrics.
