Your first week

Your admin has invited you. Here is the order that works.

  1. Open app.rentametrix.ai. Sign in with the same email your admin invited. Google, Microsoft and email with a password all work. Your first sign-in links your login to the invite; a different email gets nothing.
  2. The app opens on your default property in Velocity for the season being leased now. If you have more than one property, the Scope rail (top left, or the “Scope and lenses” button on a phone) lists markets, properties and groups.
  3. Look at the address bar. It holds the lens, the scope and the season (?season=2026 means the academic year starting in 2026, shown as “AY 26-27”). Share the URL and a colleague sees the same view.

Each lens has a tab. All four share the scope and season.

LensRead it for
VelocityPrelease, pace to goal, blended rate, the rate ladder, projected NOI, the pace chart, the week drill
MarketCompetitor rates by bedroom count, live specials with their source page, market sources, data health
MoneyBudget against actuals, forecast against approved, monthly property NOI
RecordsEvery lease on every bed for the season, grouped by unit, with status and signing history

On Market and Records, the ”⋯” menu has About this view. It says exactly what the page reads and what it leaves out. Read both once.

The round Ask Rentametrix button opens the chat drawer. The question goes with the lens, scope, season and the figures on screen, so “why is the four-bed plan behind” means the plan you are looking at. Every figure in an answer names its source and as-of date. Pin an answer you want to keep. Changing property starts a new conversation so numbers never blend.

Three questions that work on day 3:

  • “What is our current preleased occupancy?”
  • “Which floor plans are leading the pace, and which are lagging?”
  • “Which specials are running?”

If your admin has scheduled it, a morning brief email arrives before the standup with pace, competitor moves and tracker anomalies. The Monday standup page shows how to run the meeting from the brief and the Velocity lens.

  • In Market, open Data health from the ”⋯” menu. Source freshness lists each source and its age.
  • In Velocity, the Provenance line under the tape says the as-of date and read time.
  • If a number looks wrong, read known differences from other systems before you escalate. Most disputes are a counting basis (executed only, or executed plus pending) or a denominator (physical beds includes down beds).
  • Access, roles, resident names: your account admin (what they can do).
  • A market read that looks wrong: the Data Reviewer for your market, who works the Review inbox.
  • Anything else: support@rentametrix.com.

Site users cannot schedule their own morning brief, mint their own AI keys, or configure a budget workspace. Those are admin or Rentametrix tasks today.
